RICHMOND–ROSENBERG FIREPLACE INSPECTIONS, REPAIRS, AND DRYER VENT CARE

Richmond and Rosenberg are growing quickly, with established homes, new construction, and master-planned communities often located only minutes apart. Viking Chimney Solutions helps homeowners, buyers, sellers, and property professionals understand the actual condition of fireplaces, chimneys, gas systems, and dryer vents before small concerns become expensive surprises.

A STRONGER START FOR A HOME PURCHASE

A fireplace may look attractive during a showing while concealed flue joints, venting connections, refractory components, or water-entry points remain out of view. A Level 2 inspection combines accessible visual inspection with camera-assisted scanning and thermal imaging to document the system more completely.

Looking only at the roof, chimney exterior, or fireplace opening cannot confirm the condition or function of the entire system. An exterior assessment is useful for visible repair concerns, but it cannot replace a Level 2 inspection when a buyer or owner needs information about the complete fireplace and chimney.

WEST FORT BEND HOMES ARE NOT ALL THE SAME

Viking Chimney Solutions serves Pecan Grove, Harvest Green, Veranda, Long Meadow Farms, Riverpark West, the Brazos Town Center area, and surrounding Richmond and Rosenberg communities.

Older properties may have traditional masonry chimneys with mortar-joint, crown, cap, or moisture concerns. Newer neighborhoods often include factory-built fireplaces, gas systems, decorative chimney chases, and long dryer vent routes. The correct inspection depends on the appliance and venting system—not simply the age or appearance of the home.

DRYER VENTS IN LARGE AND TWO-STORY HOMES

Dryers located away from an exterior wall may vent through an attic, roof, or long concealed route with several turns. Those layouts can develop restricted airflow, trapped lint, crushed connectors, separated ductwork, termination problems, or failed booster fans.

A $225 dryer vent inspection and cleaning includes evaluation of the accessible route, cleaning, airflow testing, backpressure testing when appropriate, and documentation of conditions that may require correction.

FROM FINDINGS TO A PRACTICAL REPAIR PLAN

Craig documents what he can verify, explains the limitations of the inspection, and separates immediate concerns from longer-term maintenance. Available repairs include chimney caps, chase covers, leak corrections, waterproofing, crowns, masonry, refractory panels, venting, liners, gas fireplace controls, pilot systems, valves, remotes, and related components.

RICHMOND–ROSENBERG APPOINTMENT QUESTIONS

Can you inspect a fireplace before I close on a home?
Yes. A Level 2 inspection is designed to document accessible fireplace and chimney conditions that cannot be evaluated through an exterior-only look or a basic home inspection.

Can you inspect the fireplace and dryer vent during the same visit?
Often, yes. Provide the property address and the services needed when requesting the appointment so travel time, equipment, and scheduling can be planned correctly.

Can the exterior assessment be used only for a repair estimate?
Yes. The $75 exterior assessment is appropriate when the concern is limited to accessible exterior damage and is credited toward approved repairs. It does not verify complete fireplace or chimney function.
